Miami-Dade County’s real estate market in 2025 is shifting toward a buyer-friendly phase. Single-family home inventory has risen sharply, now offering a 5.6 to 6.6-month supply, while median prices remain stable around $670,000 with slight year-over-year gains of 3–7%. However, sales volumes have dropped by up to 26%, and homes are staying on the market longer, averaging 82 days. The condo market is experiencing even more dramatic changes, with inventory up over 40% and a 13–14-month supply. While overall demand has softened, especially in mid-range segments, luxury properties continue to attract strong interest from cash buyers and investors.
