Two homes a mile apart can have very different right prices depending on school zone, HOA, or even which side of a major road they’re on. This is where hyperlocal knowledge matters more than a national estimate ever will.

A few signs your current price might be off: showings are happening but no offers follow, your agent mentions “let’s see how the first two weeks go” without a clear plan if they’re quiet, or comparable homes nearby are selling faster than yours at a lower list price.

A realistic price does something an inflated one never can — it creates urgency. Buyers move faster and negotiate less aggressively on a home that’s priced to reflect its real value, because they sense competition.
